Geeta Ram Residency is a G+3 rental building we delivered on a compact 30×40 site in Thubarahalli. The real work on a 1,200 sqft plot is fitting the units in without any one of them becoming the compromise — this plan carries eight: three 2BHKs, four 1BHKs, and a 1RK opening onto the terrace, with parking pulled into the stilt level so no ground area is surrendered to a driveway. Every unit gets an external wall and its own balcony, which is what keeps the smaller flats bright and cross-ventilated rather than borrowing light from a corridor. The flats were handed over genuinely finished, not shelled: L-shaped modular kitchens in dark laminate with granite counters and piped gas run to the point, wardrobes and loft storage built into the bedrooms, bathrooms tiled full height, and vitrified flooring throughout. On the outside it stays deliberately plain — cream plaster, exposed-brick sill bands under each window, and cast-iron railings on the cantilevered balconies.
